Who is qualified to rent an apartment or a room from Juwo?

Juwo rents out living space to young adults who are pursuing their studies or doing an apprenticeship, provided that they meet the Juwo criteria:

    from 16 to 28 years
  • Income
    CHF 30,000 per year
  • Life situation
    Pursuing studies/apprenticeship: student, apprentice, intern. And able to live an independent life.

How can I rent an apartment or a room in a shared apartment?

Vacant apartments or rooms in a shared apartment are not publicly advertised.

Which type of accommodation offers Juwo?

There is a wide range available: from one-room studios in the city of Zurich to a room in a shared apartment in a house with a garden on the outskirts of the city.

A room in a shared apartment is cheaper than a one-room apartment. Vacant rooms in shared apartments are mostly allocated by our tenants and are advertised on www.wgzimmer.ch.

How much is the average rent?

The average monthly rent per person equates to CHF 550, including additional charges per month. Rental prices vary by location, level of comfort and size of the accommodation.

Are the accommodation furnished?

No, Juwo only rents out unfurnished apartments or rooms in shared apartments.

What if there is a problem or defect in the accommodation?

To notify Juwo of a problem or defect that needs to be repaired, fill in the online form.

Each tenant must pay the repair costs for damage that he or she has caused to the rental property. Therefore, Juwo recommends taking out private liability insurance. This covers not only damage to the rental property but also all other personal injury and property damage.

How long does the rental agreement last?

All of the Juwo criteria must be fulfilled for the entire duration of the rental agreement.
People up to 30 years of age are eligible to rent, provided that they are already living in a Juwo rental property and they have not yet completed their studies/apprenticeship.

Juwo can, periodically or at any time, demand that the tenant provides official documents (tax statement, training confirmation, etc.) proving that they satisfy the conditions of the rental regulations. In the case of a deliberate or grossly negligent violation of the reporting obligation, Juwo shall cancel the rental agreement without notice.

How long is the termination period?

The termination period is three months for an open-ended rental agreement.

As a tenant, can I terminate the agreement early?

As a tenant, you can terminate the agreement at any time provided that you find a replacement tenant. This person must also meet the Juwo criteria and be accepted by the other people in the shared accommodation. You must send a written the termination form to the head office. The replacement tenant must fill out a registration form.

Can I rent out my apartment or my room in a shared apartment?

In general, you may rent out your apartment or room subject to the following criteria:

  • You must submit the request to Juwo at least 14 days before the start of the subtenancy.
  • The subtenancy may last a maximum of 6 months, after which the person must move out.
  • Subtenants must also meet the Juwo rental criteria. The person must confirm that they meet the criteria by registering on the Juwo website and submitting the necessary documents (copy of certificate of study/apprenticeship contract, copy of ID/passport, copy of tax statement as well as confirmation of co-financing).
  • The apartment may not be rented out entirely
  • and no profit must be made.

Please note that the primary tenant remains responsible for the room, the payment of rent and the subtenant.

May I offer my accommodation on Airbnb or similar websites (couch surfing)?

No, Juwo tenants may not offer/advertise their apartment or room in a shared apartment on Airbnb or similar websites.

Who supports in the event of conflicts in shared accommodation?

The tenants are essentially responsible for resolving any conflicts that arise in their shared accommodation. The Juwo tenant advice team can also get involved to provide support.

May I have a pet?

It is forbidden to keep dogs in the accommodation.

Other pets, such as cats, may only be kept with the written permission of Juwo, and as long as the other people living in the shared accommodation do not mind.

Who is qualified to rent a room from Juwo?

How much does a room cost?

The room price per person is between CHF 400 and CHF 715 per month including additional charges. Rental prices vary according to level of comfort and size.

Are the rooms furnished?

Zug-Rotkreuz Campus

Yes, they include a bed with mattress, cupboard, bookcase, desk and chair. The kitchen includes basic equipment. The communal rooms contain a dining table with chairs and a sofa.

Universe 9, Horw Campus

The rooms are unfurnished. There are tables and chairs in the communal rooms. The kitchen includes basic equipment.

Can I rent my room out?

A subtenancy must be agreed in advance by the Juwo team.

My I advertise my room on Airbnb or similar websites (couch surfing)?

No, you are not permitted to rent out or advertise your room via Airbnb or similar websites.

What payments must be made before moving in?

Zug-Rotkreuz Campus
The deposit of CHF 1,000 plus the first month’s rent or first semester’s rent must be paid before moving in.
If you require a BasicBox, you must also pay for this in advance.

Universe 9, Horw Campus
The deposit of CHF 1,000 plus the first month’s rent or first semester’s rent must be paid before moving in.

How do I pay my rent?

You must pay your rent per month or per semester, always on the 1st day of the month. The tenants receive a paying-in slip from Juwo in order to preferably set up a standing order.

Is there an Internet connection?

Yes there is Internet in the bedrooms and the communal rooms. You will receive your user data together with your rental agreement.

What is the procedure for cleaning?

Zug-Rotkreuz Campus
The 10-room dwellings are cleaned on a weekly basis. The tenants in the other kinds of accommodation must organise and do the cleaning, including all bedrooms, themselves.
