Which accommodation offer can be found at JUWO?

The offer of JUWO varies greatly. You can find offers from a 1-room apartment to a large shared apartment.

  • APARTMENT
    Generally, JUWO rents unfurnished apartments. Your chances of finding a room in a shared apartment increase, if you form a flat-sharing community with your friends and look for an apartment at JUWO together. To do so, all of you must select the housing type “new flat-share ” when registering on the portal. The incoming offers are based on the number of people in your flat-share.

  • 1-ROOM APARTMENT
    This type of apartment can be only rented by one person. The search requires patience, as such properties are rare at JUWO. In order to receive offers for 1-room apartments, you must select "any flat " as type of accommodation when registering on the portal. In addition, the rent for a 1-room apartment is higher on average than for a room in a shared apartment.

  • ROOM IN A FLAT-SHARE
    JUWO rarely rents out single rooms in a flat-share. If you are looking for a room in an existing flat-share, check the platforms www.wgzimmer.ch, www.students.ch, www.ronorp.org. The rooms that become available are advertised there by the existing flat-share community themselves. It can also happen that a room is offered furnished.

Who is the offer for?

JUWO rents affordable accommodation to young adults pursuing their studies or apprenticeship, who meet our rental criteria. The aim is to support young adults during their period of education and to invest in their future.

What makes the JUWO offer special?

JUWO is a non-profit organization and supports young adults pursuing their studies or apprenticeship to find affordable housing in the city of Zurich. In addition, JUWO offers many advantages to the owners, such as the security of move-out on the agreed date, takeover of all administrative tasks and financial security.

How do I get access to this offer?

By registering on the JUWO portal, you have the opportunity to receive offers. The procedure is described in more detail under the category Registration . You can adjust your search at any time and change the type of housing as you wish.

What is the average rent?

The average monthly rent per person is CHF 600 including utility costs. The rent varies depending on location, comfort and size of the accommodation.

REGISTRATION

What criteria do I have to meet?

To benefit from a JUWO apartment, the following criteria must be met:

  • AGE
    You are between 16 and 28 years old
    Registration is possible until you reach the age of 28, that is until one day before your 29th birthday. The registered person must have received/found a JUWO apartment by this date.
  • INCOME
    You earn a maximum of CHF 30’000 gross per year.
  • LIVING CIRCUMSTANCES
    You are currently in education (studies, apprenticeship or internship) and you manage your daily life independently.

ATTENTION -> Registration is possible at any time. However, you will only receive offers from three months before the desired start of the rental or education period.

How do I register with JUWO and what documents are required?

In the JUWO portal you select the button “create an account”. On the following page you can create your personal JUWO account. Keep the following documents ready, and the registration will take only a few minutes:

PERSONAL DATA

  • Persons with Swiss passport or C-identification card
    • Identity card (front and back) or passport
    • Provisional or definitive tax invoice (does not apply to minors)
  • Persons from abroad
    • Residence permit or foreigner's identity card or passport

EDUCATION

  • Studies: legitimation card (Legi) or confirmation of enrollment
  • Apprenticeship: signed apprenticeship contract
  • Internship: signed internship contract or signed internship confirmation
  • School: signed school confirmation
  • Program: signed confirmation of participation

FINANCING

Why do I need a completed co-financing confirmation?

No rent deposit is required at JUWO. In order for us to still have a security, we require the completed co-financing confirmation.

I have created my JUWO account, what happens now?

As soon as you have entered all documents and information into your JUWO account, we will check your registration. This may take a few days. We ask for your patience. You will receive feedback as soon as your registration has been checked. If any documents are missing, you will be asked to submit them directly via the portal. Only when all necessary documents are complete and correct, you will be activated for housing offers.

What is the procedure if I am looking for an apartment at JUWO together with my friends?

With the following steps you can start a flat-share with your friends:

  • You determine the initiator of the flat-share
  • This person makes a registration in the JUWO portal with the living form “new flat-share” and invites the desired flat-share members
  • The invited persons will receive an e-mail asking them to confirm their participation in the flat-share and to create their own JUWO account
    ATTENTION: This e-mail is limited by time – respond quickly
  • The flat-share will receive accommodation offers only after all members have confirmed their participation in the flat-share and each member has a verified registration with valid documents.

How do I proceed if I have been selected as a subsequent tenant?

With the following procedure you can soon move in with your friends:

  • You register on the JUWO portal
  • You select “subsequent tenant” as the form of accommodation
  • As soon as JUWO received the notice of termination from the person moving our and your registration has been checked, the new contract will be created
  • Together with the rental agreement you will receive a room protocol, which you fill out together with the person moving out and return it to JUWO within 10 days. The responsibility for the return of the room protocol lies with the tenant.

I can no longer log in to my JUWO account, who can help me?

You can reset your password without any problems. It is important that you log in again with the link you received within 48 hours to reset your password. If you have any problems despite logging in again, you can contact our reception team.

For your information, after six failed password attempts, the account will be locked for 24 hours for security reasons. This period must be waited for a next entry.

How can I delete my profile in the JUWO portal?

Log in to the JUWO portal and open your profile. At the bottom of the page you will find the section "edit". There you will find the button "delete account".

APARTMENT SEARCH

How do I receive accommodation offers?

Accommodation offers are advertised via the JUWO portal. You will be contacted by email as soon as a new invitation is received in your account. The number of participants in viewings is limited, so we recommend registering quickly.

What can I do to find an apartment as quickly as possible in an emergency situation?

If you meet the JUWO criteria, it is possible to register via the JUWO portal. It is beneficial to explain your current situation in the message field. You can also contact our reception team during opening hours.

You can change your search at any time in your JUWO account. Log in to the portal and change it yourself.

Why do I have to renew my documents?

JUWO can demand at any time that official documents (tax invoices, training certificates, etc.) are presented to prove that the JUWO criteria have been met throughout the tenancy. In case of grossly negligent violation of the obligation to report or non-fulfillment of the JUWO criteria, JUWO will terminate the tenancy.

JUWO will inform you by e-mail 30 days before the expiration of each document. The respective documents can be renewed directly in the JUWO portal. The areas with invalid documents are highlighted in red and marked with a bell.

How do the viewings take place?

The majority of viewings take place online via Microsoft Teams. For special objects (e.g. single-family houses), the viewing takes place on site. It is not possible to take part in the viewing without registering on time. Individual appointments cannot be arranged. You will find the link to the online viewing in the announcement. It is obligatory to log in on time for the appointment - if you are late, you will not be able to take part.

Is it possible to search for an apartment from abroad?

Yes, thanks to the online viewings you can comfortably participate in the viewings from abroad.

How long does it take to get an approval for an apartment?

Affordable apartments in the city of Zurich are rare and in high demand. It can therefore take several months before you receive a confirmation for an apartment. Our offers depend on external factors such as the housing market and internal cancellations, so they may vary. We ask for your patience, it will pay off.

How is it decided who gets the approval for the apartment?

A fair allocation of apartments is important to JUWO. For this reason, the decision is made through our portal. The criteria for the allocation of apartments are the date of application, the number of participations in viewings and refusals. Additional e-mails or phone calls will not be considered.

How do I find out if I have an apartment commitment from JUWO?

The apartment commitment is always made by phone. So be sure to call back if you have a missed call from JUWO after a viewing. Once the selected tenant has definitely accepted, a rejection e-mail will be sent to the remaining interested parties.

Is my verbal commitment binding?

Yes, as soon as you have accepted the apartment, we will prepare the rental agreement and initiate everything else. In addition, an appointment will be made for a rental agreement meeting. From the time of the verbal commitment, costs will be charged in the event of a withdrawal from the contract.

Why don’t I receive accommodation offers?

Check your e-mails regularly, sometimes the offers end up in spam.

The following reasons can also be possible:

  • ARE YOUR DOCUMENTS UP TO DATE?
    If you do not renew an expired document within 30 days, the Accommodation offers will be suspended.

  • HAVE ALL FLAT SHARE MEMBERS REGISTERED IN FULL?
    The flat share only receives offers when all flat share members have confirmed their participation and each member has a verified registration with valid documents.

How can I unsubscribe from accommodation offers at JUWO?

The sending of offers ends as soon as you have deleted your profile.

If you only want to deactivate your profile temporarily, you can select the accommodation form "currently no search".

COSTS

Does JUWO have an application fee?

A entry and processing fee of CHF 190.00 is required from all new tenants. This will not be refunded when moving out.

How much does a contract cancellation cost?

  • AFTER VERBAL / ELECTRONIC / WRITTEN COMMITMENT
    If the tenant withdraws after a verbal commitment when no rental agreement has yet been signed, a fee of CHF 200.00 will be charged.

  • AFTER SIGNING THE RENTAL AGREEMENT
    As soon as the rental agreement has been signed, a rental agreement withdrawal is no longer possible. From then on, the conditions of the rental agreement are valid and the contract can be cancelled in accordance with the deadlines.

Is a rent deposit required?

JUWO does not require a rent deposit. The guarantee runs via the co-financing confirmation. A co-financing confirmation must also be submitted in the event of self-financing.
