CONTRACT

Where and when do I sign my contract?

  • MOVING INTO AN EXISTING FLAT-SHARE
    The lease documents will be sent to the flat share together with a room protocol. Please read the documents well and carefully. If you have any questions, please contact the appropriate person at JUWO. Please fill out the room protocol together with the person moving out and send it back to JUWO within 10 days.

  • MOVING IN OF A COMPLETELY NEW FLAT-SHARE
    Before the beginning of your rental agreement, the entire flat-share receives access to the information video via the JUWO portal. The video explains the rental agreement and offers many useful tips concerning the topic of living in a JUWO flat-share. You can find additional information on the website under housing tips.

How definite is the ending date on my rental agreement?

A large part of the JUWO apartments are fixed-term. The date indicated corresponds to the end of the rental agreement. If the rental agreement is extended, you will receive a notification from the responsible person in advance. You will also be informed in good time of the deadline for the definitive end of the fixed-term contract.

Am I allowed to move to another JUWO apartment?

Changing apartments and rooms within JUWO is not allowed.

Am I allowed to sublet my room?

JUWO allows subletting rooms under the following conditions:

  • The person subletting the room must meet the JUWO criteria.
  • The duration of the sublease must be no shorter than one month and no longer than six months.
  • The sublease agreement must be submitted via JUWO portal at least 14 days prior to the start of the sublease.
  • The apartment may not be sublet in its entirety.
  • Only one room per apartment may be sublet.
  • Subletting of 1-room apartments is not allowed.
  • JUWO will not accept rent from the person subletting.
  • The JUWO tenant is required to register the person subletting with the Personal Registration Office.
  • All contact will be through the JUWO tenant and not directly through the person in sublease.
  • The person in sublease may not move into the room until confirmation has been received from JUWO.

You can apply for the sublease directly through the JUWO portal. Simply open the entry for the current rental agreement and click on the button "Report subtenant" in the upper right corner. Fill out the registration form, add the necessary documents and the application to JUWO is done. You will also receive feedback from JUWO via the portal when the sublease has been approved.

How can I terminate my rental agreement?

TERMINATION OF A ROOM
The notice period for a termination of a room is three months. The room termination form must be signed by the entire flat share and can be sent by e-mail to JUWO. Together with your flat share you are responsible to find a person to re-rent the room.

TERMINATION OF AN APARTMENT
The notice period for terminating an apartment is three months. The apartment termination form must be signed by the entire flat share and sent to JUWO by mail. Cancellations by e-mail are not accepted. There is no possibility to provide a replacement tenant. JUWO will advertise the apartment via the portal.

ATTENTION -> In the case of a fixed-term rental agreement, it is generally not possible to submit a notice of termination. You are liable until the end of the fixed term or until the re-letting. In this case, please contact your JUWO contact person.

Is it possible to cancel my room, if the new tenant is not yet known?

You can submit your room cancellation in advance, even without the details of the person who will take over your room. However, you must have notified JUWO the person at least 3 weeks before moving out. For this purpose, you need a cancellation form signed by the entire shared-flat. The person who will take over the room must also be registered on the JUWO portal at this time.

How do I proceed if I no longer meet the JUWO criteria?

When you sign the rental agreement, you enter into the obligation to report. This means that you must report as soon as you no longer meet our criteria. Tenants who no longer meet the criteria must move out with a notice period of six months.

SPECIAL WISHES

I am expecting a child – can I still stay in my JUWO apartment?

JUWO apartments are mostly temporary. Therefore, we cannot offer a long-term housing option to a family. Please contact your JUWO contact person as soon as possible to make an appointment for a personal conversation.

Are pets allowed?

Keeping dogs is prohibited in all JUWO apartments. For other pets, you can submit a written request to JUWO before moving in. This will be checked by JUWO with the owner.

Tenants who are dependent on a pet for assistance purposes (including dogs) can also contact their JUWO contact person with an appropriate request.

May my visitors stay in our apartment for a few days?

Visitors are allowed in JUWO apartments for a maximum of three weeks. It is important that you announce your visit to your flat-share and ask in advance if it is okay for everyone.

Am I allowed to play an instrument in my JUWO apartment?

Playing instruments is forbidden in some properties, which can be seen in your rental agreement. If there is no prohibition, talk to your flat share and your neighbors and ask them whether it is okay for you to play music at agreed times. Please be sure to respect the quiet times.

Is it allowed to advertise my room on Airbnb or similar sites (Couchsurfing)?

No. JUWO tenants are not allowed to offer/advertise their room or apartment on Airbnb or similar sites. In case of violation, the involved tenants or the entire flat share will be terminated.

CONFLICT

There is a conflict in our flat share which we cannot solve ourselves - who can we turn to?

  • INSIDE THE FLAT-SHARE
    Your flat sharing community are not as neat as you? There are no common interests in your flat share? The cleaning schedule doesn’t quite work either? Then talk to each other!   • WITH THE NEIGHBORHOOD
    Even if your neighbors are noisy or disturbing, we recommend that you knock on the door and try to talk to them. Especially when disturbing the quiet hours, it is most efficient if you react directly to the situation and get in touch.

What is the procedure for noise complaints?

The quiet hours from 10 p.m. to 07 a.m. must always be respected. Should noise complaints arise, warnings will be issued to the entire flat share. Remember, you are our reference point.

What do I have to know, when I move in from abroad?

If you are moving in from abroad, you must register with the Population Office of the City of Zurich.

Registrations are made by appointment only. Appointments can be booked at https://www.etermin.net/personenmeldeamtsued.

Appointments can only be made at the Zurich City Hall.

How can I save energy and thereby protect the environment?
