How can I rent a room in a shared apartment with Juwo?
Free shared apartment rooms are predominantly allocated by the current apartment-sharing community itself. Juwo only rarely arranges individual rooms in shared apartments via a waiting list. For this purpose, the selection “in any shared apartment” must be made in the application under “Destination apartment”.
Advertisements for a free room in a shared apartment are announced directly by our Juwo tenants and mostly via www.wgzimmer.ch.
We are a group of XY people looking for an apartment at Juwo. How do we proceed?
Each group member must register individually with the same name via the Juwo-Portal. The name serves to identify the group and must therefore be uniform (identical spelling).
For the registration as a “new flat share” – please note the following:
- The initiator of the flat share must be determined!
- This person registers and selects the type of residence “new flat share”.
- The initiator can now invite the desired members.
- The invited persons will receive an e-mail asking them to confirm their participation in the flat share.
Attention, this mail is limited in time – please answer quickly!
- As soon as the flat share is complete, the review process starts.
This means that all members must have confirmed their participation in the flat share and each registration mus be complete and checked by Juwo.
I’m looking for a one-room apartment. What do I need to know?
A 1-room apartment may only be rented by one person. The search requires patience, since such properties are quite rare.
I’m moving in with my friends who live in a Juwo apartment. How do I proceed?
The previous tenant is obliged to send Juwo written notice of cancellation by post.
As a subsequent tenant, you must register via the Juwo portal. You have to add the necessary documents and select the flat type subsequent tenant, in existing shared flat. This link leads to the guidance for entering data in the Juwo portal.
How long does it take to find an apartment with Juwo?
The housing supply by Juwo is based on supply and demand. It is therefore not possible to say exactly how long it will take to find a rental apartment.
Is it first come, first served? It’s not that simple.
The allocation of housing depends on the duration of the application and the urgency of the situation – and all Juwo criteria must be met.
Ultimately, there’s always a little bit of luck involved. With a little patience, however, nothing should hinder you from getting an apartment with Juwo.
How come I am no longer receiving any more housing offers?
Check your e-mail inbox regularly. The apartment offers can sometimes be found in the spam folder.
Are your documents still up-to-date? If you do not replace an invalid document within 30 days of its expiry, the housing offers will be suspended.
Is your flat share still complete? Every change of flat share must be processed by Juwo. In the meantime, the housing offers are suspended.
I no longer wish to receive housing offers. How can I stop them?
The delivery of offers ends immediately when you delete your profile. To do this, you must log in to the Juwo portal and call up your profile. At the end you will find the button “Delete profile”.
Do the documents have to be submitted again for each viewing?
No, the documents have to be added once at registration – but they must always be up to date. If a document expires, the interested party will be asked to replace the document 30 days before the expiry date. If she/he does not do so within the deadline, the housing offers will be suspended.
I am moving to Switzerland from abroad and can therefore not make any viewings in advance. What can I do?
Apartments are only rented to people who have viewed them in person. For interested parties from abroad, there is the possibility of organising a representative for the viewing.
More and more online viewings are offered, which of course can also be attended from abroad.
I won’t start my training for xx months. How do I proceed?
A registration is possible at any time. However, you will only receive offers from three months before the desired start of the rental or training. When you register, you must be able to show us a confirmation of your training/education.
What costs will I incur in the rental process?
All tenants pay a one-off entry fee of CHF 100 when they first move in. This will not be refunded when they move out.
If the tenant withdraws from the contract before signing the rental agreement, a lump sum of CHF 200 is due. This serves as an expense allowance for the costs of re-letting.
Is there a rent deposit to be paid?
No. Instead of a rental deposit, Juwo will request a co-financing confirmation from parents or a credit note from social services. Such confirmation must also be submitted in the case of self-financing, see link.
How long is the notice period for an indefinite rental agreement?
The notice period is three months.
The rental agreement may be terminated three months in advance at the end of any month other than December.
Notice of termination must always be given in writing (by post) to the office.
Termination of rental of a room in a shared apartment
Individual tenants can withdraw from the rental agreement if they observe the notice period of three months. If the deadline cannot be met, the person moving out must notify Juwo of a new tenant who fully meets all Juwo criteria.
The termination must be submitted with the room termination form.
Termination of whole apartment or 1-room apartment
If the entire apartment-sharing community is moving out, Juwo will advertise the apartment and decide on the new tenants. No subsequent tenants may be proposed.
The termination is to be submitted with the apartment termination form.
How long is the notice period for a fixed-term rental agreement?
In principle, a fixed-term rental agreement cannot be terminated prematurely.
Moving out of a room in a shared apartment
Individual tenants may only withdraw from the rental agreement early if they provide Juwo with a new tenant who fully meets the Juwo criteria. Notification must be made in writing by post using the room termination form.
Moving out of a whole apartment or 1-room apartment
If this situation occurs, the Juwo contact must be informed as soon as possible.
When do I have to move out? For example: My training ends in xx months.
You may stay in the Juwo apartment until you are 30 years old, i.e. until one day before your 31st birthday. All of the Juwo criteria, however, must be fulfilled for the entire duration of the rental agreement.
If the Juwo criteria are not met, Juwo grants all tenants a period of three months in which to search for accommodation. The tenant must give notice of termination within this period.
What is meant by rent control?
The Juwo criteria are checked at least once a year on the basis of the rent control. The rent control is sent via e-mail to the tenants. In the event of failure to comply with the reporting obligation or non-fulfilment of the Juwo criteria, Juwo shall terminate the rental agreement.
I already live at Juwo and would like to change to another Juwo shared apartment. What do I need to know?
Changing apartments and rooms within Juwo is not permitted.
Can I offer my room through Airbnb or similar sites (CouchSurfing)?
No, Juwo tenants may not offer/advertise their room or apartment on Airbnb or similar sites. In the event of breach, the tenant or the entire apartment-sharing community will be given notice.
May I sublet my room?
Juwo allows subletting in accordance with the following criteria:
- The sublease must be sent by e-mail to the Juwo contact responsible at least 14 days before the start of the sublease.
- The Juwo criteria must also be met in full when subletting.
- The duration of the subtenancy may not exceed six months, the subtenant must leave the apartment after this period.
- The apartment may not be rented out entirely
- No profit must be made.
The request shall be made as follows:
Compliance with the Juwo criteria shall be confirmed by the person moving in by submitting the following documents:
- Copy of current education confirmation document:
Legi (studies), apprenticeship or internship contract
- Copy of ID or passport
- Co-financing confirmation
- Persons residing in Switzerland: Copy of the last definitive tax invoice
It should be noted that the main tenant remains responsible for the room and the payment of rent.
The sublease is only valid after written confirmation on the part of Juwo.
What is the procedure in the case of defects in the apartment or room?
All defects or damages must be reported to Juwo immediately using the online form.
For self-inflicted defects or damage to the rental property, the tenants must bear the repair costs themselves. Therefore, Juwo recommends you take out private liability insurance. This covers damage that you cause to others: Personal injury or damage to property, financial loss or tenant damages.
I lost my key. How do I proceed?
Any loss of a key must always be reported to Juwo immediately. Your Juwo contact will then inform you about the next steps.
The walls of my apartment could do with a new coat of paint. How do I proceed?
Any modification of the rental property requires the written consent of Juwo. This also applies to the painting of walls. Your Juwo contact is gladly on hand to provide detailed information.
I want to seal my UPC socket. How do I proceed?
If the sentence “The cable network charges are not included in the rent and are 100% at the expense of the tenants” is in your rental agreement under the “special provisions”, then you are responsible for sealing the socket. Please contact UPC directly.
If this sentence is not mentioned in your rental agreement, contact your Juwo contact.
Is the Internet subscription included in the rent?
No, the Internet subscription is not included in the rent. The apartment-sharing community is free to take out a subscription with a provider of its choice.
May I have a pet?
Keeping dogs is forbidden in all Juwo apartments and is not authorised. For all other types of pets, a written application must be submitted to your Juwo contact at an early stage, i.e. before the animal is purchased.
Who intervenes in the event of conflicts in shared accommodation?
Should conflicts exist, they must be resolved within the apartment-sharing community itself. If you are looking for a direct conversation, make compromises.
If the problems cannot be solved independently and the situation threatens to escalate, the apartment-sharing community can turn to its Juwo contact.
I’m expecting a baby. Can I keep living at Juwo?
Most of Juwo’s apartments are fixed-term. This is why we cannot offer families long-term housing.
Please get in touch with your Juwo contact as soon as possible to arrange an appointment for a personal meeting.
I am in an emergency situation and urgently looking for an apartment. What do I need to know?
If you meet the Juwo criteria, you can apply via our homepage. Here, it is advantageous to briefly explain your current situation in the comments field. Of course you can also contact our office during opening hours.
